Organization is essential to get your house ready to sell and to have needed documents readily at hand. Patience is required through the final steps of the transaction, as inspections may reveal the need for some repairs, or your buyers may encounter some delays in securing financing.

There's not much you can do about Location, because your home is where it is. However, you can minimize negative impacts of location by making sure that your property has great "curb appeal" - and perhaps by installing a fence.

The Condition of your house is mostly under your control. You can - and should! - ensure that all needed repairs are made. You can also do some inexpensive "sprucing up": a fresh coat of paint - inside and outside - works wonders.

You have complete control over the Price of your house. Do pay attention to your REALTOR's recommended price range; it's based on an analysis of what the housing market is doing, today. Listing too high chases away potential buyers; listing too low attracts bargain-hunters and reduces your net proceeds. 

"STAGE" YOUR HOME TO APPEAL TO BUYERS

There are three major guidelines to keep in mind, when preparing your home for prospective buyers to see:

  1. You have created a home that reflects your personality. Strip out as much of "you" as you can, so that buyers can imagine the house as their home. This includes photos of family members.
  2. We live in a very diverse country. Remove any items that may offend some buyers, or make them uncomfortable. You're going to be packing, anyway, so put those items in cartons, and stack the cartons in the basement or garage.
  3. Although all prospective buyers will be accompanied by a licensed REALTOR, it is not always possible for one person to show your house and keep their eyes on what everyone is doing. So, pack up your valuables - especially very small ones - and your collectibles.
